For homeowners with turf installed

Your turf can last fifteen years.Or it can last seven.

The difference isn't the turf you bought. It's what happens below the surface in the first few years — and you won't see it until it's expensive to fix.

What happens underneath

The problem isn't the blades. It's the infill.

Between the blades of your turf sits infill — sand or granulated rubber. That infill is what holds the blades upright, what cushions every step, and what lets water drain through. Over time it compacts from the bottom up, and everything else follows from there.

water drains through

Loose infill

Blades stand upright, water drains, and the surface stays cool. This is your lawn in year one.

water sits on top

Compacted infill

The granules pack down, blades lie flat, and water stops passing through. Urine salts stay trapped in that hardened layer.

At 6–12 months

The turf looks flattened

High-traffic paths lose height and start to shine. Once the infill packs down, the blades have nothing to stand up on.

At 12–18 months

The smell comes back

Ammonia salts from pet urine build up in the infill. Heat and humidity reactivate them — which is why the odor returns even after a wash.

After every storm

Water pools

Compacted infill passes a fraction of the water it used to. Puddles that drained in minutes start lasting hours.

At 2–3 years

Seams lift

Water that can't drain moves sideways underneath and separates the edges. Repairing a seam costs far more than preventing one.

Wherever there's shade

Algae sets in

Under trees or along the north side of the house, trapped moisture lets algae and mildew grow at the base of the blades.

When you file a claim

The warranty gets complicated

Most manufacturer warranties require reasonable maintenance. With no service record, a claim turns into an argument.

The math

What it costs to maintain versus what it costs to replace

$6,000–8,000
Replacing 1,000 sq ft of turf in South Florida, installed
$530
One full maintenance service a year on the annual plan
8%
Of what your turf is worth, per year, to take care of it

The replacement range reflects synthetic turf installation pricing in South Florida, roughly $6 to $8 per square foot depending on fiber type. Your actual cost depends on the product installed.

If your infill is running low, the technician tells you on site and quotes it before doing anything. For 1,000 sq ft it runs $370.

Maintenance does not include repairs. If your turf needs any repairs, we'll quote them separately.

Online pricing covers lawns from 200 to 3,000 sq ft; larger lawns get a custom quote. Small lawns carry a higher rate per square foot, because setup and travel take the same time on a 200 sq ft patch as on a large yard.

Questions

What homeowners ask us before booking

My turf looks fine. Why would I maintain it?

Because what shortens a synthetic lawn's life doesn't show until it's expensive. The infill compacts from the bottom up — by the time you notice the blades lying flat, that layer has been hardening for months.

A lawn that still looks good is exactly the right time to start maintenance. Keeping infill loose costs far less than bringing back a lawn that has already flattened.

How often does it need maintenance?

Once a year with no pets and normal use. More often if you have a dog, if kids play on it daily, or if the lawn sits in shade much of the day. That's what the quarterly plan is for.

With a dog the reason is chemical, not cosmetic: urine leaves uric acid that accumulates in the infill. Twelve months is plenty of time for that buildup to go from invisible to obvious.

Doesn't rain take care of it?

Rain moves things down, not out. Dust, pollen, and urine salts get carried into the infill and stay there — which is exactly where you don't want them.

In Florida rain brings a second problem: constant moisture sitting on a base that no longer drains well. That's what produces the algae and mildew in shaded areas.

What happens if I just don't do anything?

It doesn't fail all at once. It degrades in stages, and each stage costs more than the one before it:

First the blades lie down in traffic paths. Then water starts sitting on top. Then the odor stops washing out. Later the seams separate, because water that can't drain travels sideways underneath. Eventually the fiber takes a permanent set — and that can't be cleaned back, only replaced.

A well-maintained lawn reaches fifteen years or more. A neglected one starts looking old in year three.

Does this affect my warranty?

Most manufacturer warranties require reasonable maintenance and exclude damage from neglect. With no service record, a claim becomes a debate.

Every maintenance visit leaves a dated report with before-and-after photos. That's the documentation backing your warranty if you ever need it.

Check the specific terms of your product's warranty — they vary by manufacturer.

Can't I just do it myself?

Part of it, yes. Blowing off leaves, rinsing with a hose, and running a stiff-bristle rake all help, and we recommend doing that between visits.

The two things that actually matter can't be done by hand: de-compacting the infill, which takes a commercial power broom, and pulling out urine salts, which takes an extraction machine and enzymes. A hand rake grooms the surface; it never reaches the hardened layer underneath.

What's the real difference between the two maintenance levels?

Top Clean cleans: blow, groom, de-compact the infill, and pressure wash. The water carries off what's sitting on the surface.

Top Sanitize extracts: the machine injects solution and vacuums it back out, pulling from the infill what washing alone would only push deeper. Plus the enzyme treatment, which digests uric acid instead of perfuming over it.

If you have pets, that difference decides whether the odor actually leaves or just hides until the next hot day.

How long does a visit take, and do I need to be home?

Two to four hours depending on size and service level. You don't need to be there — we just need access to the yard and a water spigot.

We send the photo report when we finish, whether you're home or not.

Is it safe for my pets and kids?

Yes. The enzyme products we use are biodegradable and work by digesting organic matter, not through harsh chemicals.

The yard is ready to use as soon as the surface dries, usually an hour or two after we finish.

What if I sign up for a plan and want to cancel?

Plans have no cancellation penalty. Let us know and we stop the next charge and the next service.

Maintenance already performed is billed at your plan rate, not at the single-visit price.

On the monthly plan, your full service is scheduled around month 6 and is already included in your monthly price.

Recurring plans are charged automatically to the card you use for your first payment. To cancel, call or email us before your next charge.

The annual plan renews each year. We remind you 30 days before renewal so you can change or cancel it.
